We are seeking an experienced and proactive Building Manager to oversee the maintenance, operations, safety, and overall functionality of a high-value property in Lagos. The ideal candidate will ensure the building operates efficiently, complies with regulatory standards, and delivers excellent tenant satisfaction through effective facility and vendor management.
Job Summary
The Building Manager will be responsible for managing and maintaining the infrastructure and operational efficiency of the facility, ensuring all systems and operations meet safety, functionality, and regulatory standards. This role involves supervising maintenance operations, coordinating vendors and contractors, managing tenant relationships, monitoring budgets, and driving operational excellence.
Key Responsibilities
Facilities & Maintenance Management
- Develop and implement routine and preventive maintenance schedules for all facilities and equipment
- Oversee emergency repairs and ensure issues are resolved within agreed Service Level Agreements (SLAs)
- Manage daily building operations including facilities, utilities, cleaning, and security services
- Supervise contractors, janitorial staff, and third-party service providers
- Track maintenance inventory and ensure availability of critical spare parts
- Monitor operational budgets, expenses, and cost-efficiency initiatives
- Coordinate building inspections, statutory compliance checks, and operational audits
- Prepare and submit periodic operational and performance reports to Management
Safety & Compliance
- Conduct regular safety inspections and ensure adherence to safety standards and building regulations
- Collaborate with the HSE and Legal teams to ensure full regulatory compliance
- Coordinate internal audits and external certification processes
- Ensure compliance with local building codes, safety procedures, and energy efficiency standards
Vendor & Energy Management
- Evaluate, engage, and manage vendors and external service providers
- Ensure vendor compliance with service agreements and performance standards
- Conduct energy efficiency reviews and implement initiatives to optimize utility usage and reduce operational costs
Tenant & Stakeholder Management
- Respond promptly to tenant requests and maintenance concerns
- Build and maintain strong relationships with tenants, vendors, and regulatory stakeholders
- Ensure effective issue resolution and high-quality service delivery
- Drive tenant satisfaction through timely communication and operational excellence
Requirements
Education
- Bachelor’s degree in Facilities Management, Estate Management, Engineering, Architecture, or a related field.
- 5–8 years’ experience in building maintenance, facilities management, or property operations within a high-value property environment
- Strong experience in vendor management and stakeholder engagement
- Sound knowledge of building operations, safety regulations, and maintenance systems
- Proficiency in maintenance management software and Microsoft Office Suite
